How it's calculated

MAO = ARV × 70% − Repairs − Your fee

ARV runs the deal. It's what the house is worth fully repaired, based on recent comparable sales in the same area — not what the seller thinks it's worth. If the ARV is inflated, every number after it is wrong.

The 70% rule is the end buyer's cushion: it leaves room for their closing costs, their financing and their profit. In Miami-Dade, wholesale fees usually run between $10,000 and $25,000 depending on the deal's spread.

If the asking price is above your MAO, the deal isn't dead: your offer is the MAO. A seller who says no today often says yes 30 days later, with the house still sitting empty.
